Every month
How long until the money lands
01 Where things stand
It's sat there empty, and you're still paying for it.
The mortgage, council tax and bills go out every month for a house nobody lives in. And that's before anything goes wrong.
- Monday
An email. The gas and electrical checks are due again, or it's time to renew the buildings insurance.
- Tuesday
Another new rule for landlords. Now it's £65 a year to go on a database, for things you already do.
- Wednesday
The drive over. Pick up the post, run the taps, flush the loo, check the damp patch in the back bedroom.
- Thursday
The mortgage, council tax and bills, for a house nobody lives in.
- Weekend
"What are we doing with that house?"
How much does it weigh on your mind?
None of this is your fault. Nobody's given you one simple option you could trust.
So here's one.
02 Who's buying
I'm Ed. I buy houses quickly and discreetly, fix them up and rent them out.
I'm not an estate agent and I'm not a faceless company. I'm the one who makes the offer, and the one who buys your house.
Before property, I spent 19 years in the construction industry: timber frame houses, architecture, then NHS Estates. Now I bring empty and tired houses back into use across the north east, with proper refurbishments that families really want to live in.
I buy with private money, not a mortgage. So there's no lender to change their mind, no surprise survey and no chain.

My signs are in the windows of the houses I'm doing up. You might have walked past one.

- 40%
- Around this many of the houses I buy come straight from the owner, not through an agent.
- 14days
- Or less. How fast I can complete when the legal side is straightforward.
- 2020
- Accredited with the NRLA, the National Residential Landlords Association, ever since.

From a seller In his own words
“Ed recently purchased a property from me in the north east, previously my family home. I found the process very easy, fast and straightforward. Ed was great to deal with and did everything he said he would do. A very nice lad.”

06 The guarantee
The Straight Price Promise
Some of the big, faceless quick-sale firms offer a high price to win you. Then, once you've told the family, booked the van and you're counting on the money, they knock it down just before the finish line.
I won't. The price we agree once your house has been seen is the price you get. If I lower it or pull out, for any reason other than a legal or structural problem with the house that none of us knew about, I'll pay your solicitor's bill in full.
Why I can keep it. Every house is seen in person before I offer, by me or my trusted builder. And I buy with private money, so there's no surprise survey and no mortgage lender to change their mind.
07 Straight answers
The things people ask me first.
No question is daft. If yours isn't here, ask me on the chat.
Will you offer me a silly price?
My price will be lower than an estate agent's asking price, and I won't pretend otherwise. But it's real. You'll have the money in weeks, with no fees, no chain and no sale falling through.
Nearly one in four agreed sales falls through at least once.Source With me, the house has already been seen and the money is already there, so there's no buyer's mortgage to collapse.
Each offer comes with a short note on how I got there, and my Straight Price Promise means the number doesn't drop at the last minute.
Wouldn't an estate agent get me more?
They might quote more. But the asking price isn't what you walk away with. Take off their fees, the months of mortgage, council tax and bills while it sits on the market, and the risk of the sale falling through.
The calculator at the top shows what the waiting could cost you.
How quickly can you do it?
The Fast-Track Price completes in 2 to 3 weeks. Because I buy with private money and no mortgage, I can complete in under 14 days when the legal side is straightforward.
There's still a good tenant in. What happens?
I usually only buy houses once they're empty, and here's why. Every house I buy gets the same high-standard refurbishment, and I can't do that properly with someone living there.
Once it's done, the rent is higher than most existing tenants would want to pay, or could afford. So staying on rarely works out well for them.
If your tenant is moving on anyway, we can agree the price early, and I complete once the house is empty. If you'd rather keep your tenant in, that's completely understandable. I'll introduce you to a trusted contact who looks for buyers happy to keep them.
Do I need to do anything to the house first?
No. No repairs, no cleaning, no decorating. If there's furniture or rubbish left behind, I can clear it for you at no cost.
Will I pay any fees?
No estate agent fees, ever. Use my recommended solicitor and I pay your up-front costs at the start, then pay you back the rest of their bill after completion.
If you'd rather use your own solicitor, that's fine too. You'd just cover their fees yourself.
You live in Exeter. How do I know you'll see it through?
My signs are in the windows of the houses I'm doing up across the north east, and I've been accredited with the NRLA since 2020.
Every house is seen in person before I offer, I buy with private money rather than a mortgage, and my recommended solicitor keeps things moving.
Should I hang on a bit, in case prices go up?
They might. But waiting isn't free. Every month brings the mortgage, council tax, bills, repairs and new rules on a house nobody lives in. If you want to wait, that's your call, and I'll still be here. It costs nothing to know your numbers.
What if I change my mind?
The chat and the offers cost you nothing and commit you to nothing. Nothing is binding until the solicitors swap signed contracts.
Can someone in my family get in touch for me?
Yes. Lots of messages come from a partner, a son or a daughter. I'm happy to talk to whoever's easiest, and the owner makes the final decision.
Where do you buy?
Mostly south of the Tyne, down to Durham and across to the coast, and Newcastle too. That covers places like Sunderland, Seaham, Durham, Peterlee, Gateshead, South Shields and Washington.
Outside that? I'm well connected, so I may know a trusted buyer near you. Ask anyway. It costs nothing.
08 Your next step
Get shot of it, and get your weekends back.
Tell me a little about the house. I'll ring you for a straight chat, your house is seen in person, and you'll have two written offers within 24 hours of that. It costs nothing to know your numbers.
No deadlines, no limited placesThe only reason to do it now is the real one. Every month it sits empty, the mortgage, council tax and bills keep going out.
